🛠 Options & Pricing — what you do here

This is the internal pricing dashboard for one property. Every option in the catalog (custom + standard) shows up as a card with cost, GPM, sale price, and approval status.

  • Each card shows one option. Click Edit to open a slide-over with full pricing controls. Editing GPM here also clears all 3 internal approvals (Peggy / Kevin / Rob) — re-approve before the option releases to the client.
  • Awaiting approval filter — fast way to see what still needs Peggy / Kevin / Rob's sign-off before the buyer sees it.
  • Has problems filter — flags options missing line items, with TBD cost codes, or over their target rate.
  • KPI strip up top — base price, total approved sale, margin %, and how many options are released to client out of total.
  • Open Buyer Gallery button (green, top-right) — quick way to see what the client sees in their branded gallery view.

📋 What is this tab?

This is the property's spec record — every product, finish, and fixture that's been specified or installed. Each row feeds the buyer view, the PDF selection package, the vendor scope, and property comparisons.
  • Filter to "Pending" to see what still needs your review. Verified rows are done.
  • Click a row to edit. Auto-saves as you type. Use the status buttons (Verified / Concept / Skip) to mark progress.
  • Linked Catalog Option — optional. If a spec item maps to a buyer-selectable upgrade, link it so the configurator and spec stay in sync.
  • + Add Item — manually add a row when something isn't on the source PDF. For bulk import from a PDF, use /tag/.
