Pending (what-if)

This is the per-property pricing worksheet you use live during client meetings. Each row is one option the buyer can choose for this build.

CLIENT / INTERNAL toggle (top-right) — flip to CLIENT when the buyer is looking at your screen. It hides cost / GPM / line items so they only see the final sale price.
Approve / Reject on each row — record what the client decides on the spot. Approved options roll up into the totals; rejected ones are crossed out but kept in case they change their mind.
SUMMARY button (top-right) — opens a single-page summary with grand total. Use it as the "here's what you've got so far" view.
LOCK PCO — once the buyer signs off, lock the worksheet. Locked options can't be changed accidentally; unlock from this screen if you need to revise.
Categories are listed in the left rail. Counts (✓ / ⏳) update live as you approve or reject.

Take your time. Nothing is final until you commit.

Scroll through the options. Each row is one decision for your home.
Click Approve, Pending, or Reject on each one. "Pending" means "still thinking" — that's fine.
Experiment freely. Your total at the top-right moves live as you Approve / Reject — and hovering any button previews the change. Nothing is final until you Commit (step 4).
Lock in your final picks. When you're sure about an option, click 🔒 Commit to make it firm.
